industry, and especially your experience in your local market is of
great importance to us in our decision making process.
Our General Guidelines
Class B and C properties trading at or better than the local market CAP
rate based on the current financial performance. With the presence of a
clear value added opportunity.
Ideally, these properties will be in A to B Class neighborhoods with
local plans for future neighborhood improvements and or
revitalization.
Property Criteria
1.) Multifamily Residential Apartments
2.) Minimum number of Units 50 +
3.) Class B or C Properties
4.) Pitched Roof Construction
5.) Minimum occupancy of 80%, however we will consider lower
occupancy on properties that require renovation, if the properties are
in a good location and a value added opportunities exist.
Submitting Requirements
When presenting a listing or an Offering Memorandum to us for consideration please insure to include the following:
1.) Property Name and address
2.) Unit Mix and Square ft. of each unit type
3.) Description of Properties Amenities
4.) Current Operating Statement including the current NOI
5.) Rent Roll
6.) Information on the current financing
7.) Summary of benefits of the deal and any additional information you feel we should consider.
Due to the capital requirements necessary in commercial acquisition, any listings that offer seller financing or assumption of existing financing will be welcomed.
